Skylight Leaking Causes: Why It Happens

Seeing water around a skylight usually leads to one immediate conclusion: the skylight is leaking.

Sometimes it is. In other cases, the water is entering through the flashing, surrounding roofing, deteriorated seals or another point higher up the roof before appearing around the skylight opening.

That distinction is important because each problem requires a different repair.

For Queensland homes, heavy rain, storms, strong sun and exposure can reveal weaknesses around roof penetrations quickly. Understanding the most common skylight leaking causes can help you recognise a problem early and, more importantly, avoid many leaks when a new skylight is installed.

Is the Water Actually Coming From the Skylight?

The location of the stain inside the house does not always reveal where water entered the roof.

Rainwater can travel along framing, insulation or roofing components before reaching the ceiling. A wet patch beside a skylight may therefore originate from the flashing or surrounding roof rather than the glazing itself.

Condensation can create similar symptoms. Moisture may form on the internal surface of the skylight and drip into the room, particularly where warm humid air meets a cooler glazed surface.

A roofing inspection helps separate water ingress from condensation before any repair begins.

The Most Common Skylight Leaking Causes

Most skylight leaks can be traced back to a relatively small group of problems.

Incorrect or damaged flashing

Flashing directs rainwater around the skylight and back onto the roof surface.

If the flashing has been installed incorrectly, damaged, lifted or allowed to deteriorate, water can work its way beneath the surrounding roofing.

These skylight flashing problems become especially relevant on metal roofs because the flashing needs to suit the sheet profile, roof pitch and direction of water flow.

Poor installation

A skylight creates a penetration through the roofing system. The opening, frame, flashing and surrounding roof need to work together.

Problems can develop when the skylight is positioned poorly, the roof profile has not been accounted for or the installation relies heavily on sealant rather than suitable roofing details.

A bead of sealant may temporarily hide a problem, but it cannot correct poorly configured flashing or drainage.

Ageing seals

Seals and other exposed components can deteriorate over time.

Queensland sun, rain and changing temperatures place exterior roofing materials under regular exposure. Once a seal begins to crack, separate or lose adhesion, water may find a path through the joint.

The repair depends on whether the deterioration is limited to a seal or forms part of a wider flashing or roofing problem.

Debris around the skylight

Leaves and other debris can collect behind or beside roof penetrations.

This can interfere with normal drainage and keep moisture in contact with roofing components for longer.

Australian Government guidance for skylight maintenance recommends keeping external surfaces clean and preventing leaf debris from accumulating around skylights.

Homes surrounded by trees or located in exposed coastal environments may need more regular attention.

Damage to the surrounding roof

The skylight may be in good condition while the roof beside it is not.

Loose roofing, corrosion, damaged fixings, storm damage or deteriorated flashing elsewhere can allow water into the roof cavity.

This is why concentrating exclusively on the skylight unit can lead to the wrong repair.

Why Flashing Has Such a Big Role

Think of the skylight as an interruption in the normal path of rainwater.

On an uninterrupted metal roof, water runs down the sheets toward the gutter. Once a skylight is added, that water needs to be directed around the opening without being allowed underneath the roofing.

That is the job of the flashing system.

The flashing configuration needs to suit the skylight, roof pitch and metal roofing profile. Water also needs enough space to drain freely around the opening.

Envy Roofing regularly works with skylights on COLORBOND and corrugated metal roofing, where careful integration with the existing roof is particularly important.

Our skylight installation service considers the roof profile, position, pitch and flashing before installation begins.

How to Prevent a Skylight Leak From the Start

The best opportunity for skylight leak prevention is during installation.

Choosing a good skylight product helps, but the way it connects with the roof has just as much influence on long term performance.

Before installation, the roofer should assess where water moves across the roof, whether the proposed position works with the existing sheets and how the flashing will integrate with the surrounding roofing.

The installation should also allow water to drain away rather than creating areas where leaves or moisture can collect.

On metal roofs, cutting the opening first and solving the flashing afterwards is the wrong sequence.

The skylight and roofing detail should be planned together.

Homeowners considering a new metal roof installation can also discuss skylight placement before the new roof is installed. This gives the roofer an opportunity to coordinate both systems from the beginning.

Maintenance Can Catch Problems Before the Ceiling Gets Wet

A skylight should not be forgotten once it is installed.

Periodic roof maintenance can identify deteriorating seals, damaged flashing, corrosion and debris before they develop into obvious water ingress.

After severe Queensland weather, it is also sensible to check for changes around roof penetrations if the property has experienced strong wind, heavy rain or storm damage.

From ground level or inside the home, watch for:

  • Water stains around the skylight shaft
  • Bubbling or discoloured paint
  • Damp plasterboard
  • Visible condensation that occurs regularly
  • Leaves or debris collecting around the roof opening
  • Water appearing during or shortly after heavy rain

Avoid climbing onto a wet or damaged roof to investigate a leak yourself. Roof access introduces fall risks and wet metal roofing can be particularly slippery.

Envy Roofing provides roof maintenance across Brisbane, the Sunshine Coast and Gold Coast, including inspections of flashings, penetrations and water flow.

Can a Leaking Skylight Be Repaired?

Often, yes.

A leak does not automatically mean the entire skylight needs replacing.

If the problem is limited to damaged flashing, a deteriorated seal or an issue with the surrounding roofing, a targeted repair may be possible.

Replacement becomes more likely when the skylight itself is damaged, significantly deteriorated or no longer suitable for the roofing system.

The first job is therefore diagnosis, not replacement.

Envy Roofing provides roof repairs for roofing leaks, flashing problems and damaged metal roofing across South East Queensland.

Finding the actual entry point allows the repair to address the source rather than repeatedly sealing the visible symptom.

Stop the Leak at the Roof, Not the Ceiling

Interior water damage is the result of the problem, not its source.

Painting over a stain or applying more sealant around an accessible joint will not solve water ingress if the flashing or surrounding roofing is allowing rain through.

For homeowners with metal roofs, having the skylight inspected as part of the roofing system usually provides a clearer diagnosis.

Frequently Asked Questions

Why is my skylight leaking when it rains?

Common causes include damaged or incorrectly installed flashing, deteriorated seals, debris affecting drainage or problems with the surrounding roof. The visible drip may not be directly below the original entry point.

How do I know if skylight flashing is leaking?

Water staining around the skylight after rain can indicate a flashing problem, particularly when the skylight glazing appears intact. A roof inspection is the safest way to confirm where water is entering.

Can you fix a leaking skylight without replacing it?

Yes, depending on the cause and condition of the skylight. Flashing, seals or surrounding roofing may be repairable while the skylight itself remains serviceable.
